Homes acquired by the department of HUD are homes that are later put up for sale. The homes themselves are sold in "as is" condition, meaning that no repairs are done to the roperty, and they do not gurantee the condition of anything contained in the property. The properties that are offered for sale can range from the move in ready  and including stainles steel appliances, to the property that needs major renovation.

All those that qualified for an FHA loan have been able to purchase the home for 100.00 , a few have been able to purchase below the asking price, which by the way, is based on the appraised value of the property. The appraisal is also free, and can be used by the lenders that do the loan. This wil save you, on average, from about $300-$600 depending on the lender and the company they use. One other perk is that you get a termite report, although termites are not a great problem in this desert heat. Hud will also have made available a free inspection report, which is better than most bank owned homes in which you don't know much until you do your own inspection. I still recomend that the buyer do a home inspection of their own.
